Projected Annual Tax Bill
Use this calculator to compare your current tax for the 2008/2009 tax year (ending June 30, 2009) to an estimate of your bill for the 2009/2010 tax year. The calculator will first show you the effect of the revaluation on your current tax (plus or minus from your current tax), and then the estimated new tax you will pay based on the approved budget for the new year. You must have your old and new assessments available for this purpose. You can find your assessment values by downloading and viewing this Excel spreadsheet.
This calculator is based on a Mil Rate of $23.87 per $1000 assessment for the 2008/2009 tax year, an approximation of $20.61 ** per $1000 assessment as a theoretical Mil Rate to acount for the revaluation, and a Mil Rate of $21.11 per $1000 based on the approved budget for the 2009/2010 tax year.
** This is a theoretical adjustment designed to quantify the effect of the recent revaluation on individual properties. The Grand List grew 16% as a result of the revaluation. The theoretical Mil Rate reflects a 16% reduction to account for that increased value. The effect on indivudal properties is a function of that property's increase relative to the 16% increase in the Grand List.
The 2009/2010 budget was approved at Town Meeting on May 27.
